Woodsons Reserve | Spring Texas Neighborhoods | Montgomery County

Last week, I shared a lush neighborhood with a lakefront view just outside the city limits of downtown Houston – Benders Landing and Benders Landing Estates. However, if acreage living is not your thing but you want a home where you can be at one with nature, then this master-planned community I found at the heart of Montgomery County is perfect for you.

Just 30 miles north of downtown Houston, this forested sanctuary has exceptional amenities, in fact, it was awarded the Community Recreation Center of the Year in the 2018 Houston’s Best Prism Awards by the Greater Houston Builders Association (GHBA). It has two exemplary onsite schools under the highly acclaimed Conroe Independent School District. And it has a 1-acre park where your four-legged family members can stretch out and frolic in the grass.

Now, moving on to our topic. Next to Benders Lane is a unique master-planned community designed to integrate homesites into the natural wooded terrain of Spring, Texas. This 692-acre development was thoughtfully planned by the award-winning Pennsylvania based home construction company – Toll Brothers in partnership with Cernus Development LLC, a real estate company specializing in land acquisition and development. Formally launched in June of 2015, Woodson’s Reserve was developed to accommodate 1,050 single-family homes once completed, divided into twelve distinct neighborhoods. Apart from Toll Brothers, Chesmar Homes, M/I Homes, Perry Homes and Village Builders were chosen to create a community where luxury meets ingenuity. New construction home prices with just the basic inclusions range from the low $300s up to the high $500s. Price may go higher depending on the number of upgrades a homebuyer opt-in. Home sizes range from 2000sq ft to 3000 sq ft. HOA fees vary from $520 to $1290 dependent on the neighborhood.

Woodson’s Reserve’s focal point is its 9,000 sq ft clubhouse overlooking a sparkling lake which was voted Best Recreational Center in the 2018 Houston’s Best Prism Awards. Its outdoor entertainment area includes an outdoor fireplace for its resident to enjoy on a cool night and a community event lawn. While its indoor entertainment area boast of a big-screen TV perfect for watching the Dallas Cowboys or the Houston Astros and the Texas Rangers play in the finals. Get-togethers are more fun at the Woodson’s Club with its large catering kitchen and outdoor grill. The club also has a 24-hour fitness center with class offerings and certified instructors to keep its residents fit and healthy.

Living in Woodson’s Reserve is like going on a vacation every day with its resort-style pool that also features a lazy river with an island perfect for cooling off during the hot Texas summer. Want to relax and work out at the same time? Take a dip at the nearby lap pool and you’re sure to be reinvigorated and refreshed in no time.

Need a full-body workout outside of the pool? Head out to the two lighted tennis courts located along Woodson’s Reserve Parkway. Other outdoor activities that residents can enjoy are walking, running, and biking the miles of trails winding within the community.

Anglers will surely love the fully-stocked catch and release fishing lakes located near the entrance of the neighborhood.

While fur parents and their four-legged buddies are in for a treat on Woodson’s Reserve 1-acre dog park complete with a drinking fountain and waste stations.

There’s plenty of space for children’s activities too! Other than the natural play area within the clubhouse’s vicinity, kids and kids-at-heart can have fun at the 2 community parks that feature a play garden, a splash pad and a tree-house.

The entire community is within the jurisdiction of the highly acclaimed Conroe Independent School District. Snyder Elementary School, an A-rated educational institution that serves Pre-Kindergarten to 4th grade is located in its neighboring community – Benders Landing. Clark Intermediate, an onsite school that caters to 5th and 6th grade is also a top-rated institution. Junior high school students can attend York Junior High at Waterbend Cove in Benders Landing while senior high school students can attend another onsite school at Riley Fuzzel Rd – Grand Oaks High School.

Another key benefit of living in Woodson’s Reserve is mobility. It has direct access to the Grand Parkway. It is only 4 miles from Hardy toll road, 6 miles from the Exxon mobile campus, 8 miles from The Woodlands Town Center, and 17 miles from Bush Intercontinental Airport.
